About Aditya Birla Real Estate

Aditya Birla Real Estate Limited develops residential and commercial property in India. Its registered office is in Worli, Mumbai.

The property business sits in Birla Estates Private Limited, a wholly owned subsidiary established in 2016. Birla Estates builds housing in the Mumbai Metropolitan Region, Bengaluru, Delhi-NCR and Pune. Its projects include Birla Niyaara in Worli, Birla Arika in Gurugram and Birla Trimaya in Devanhalli. They are built on land it owns and on land held with landowners under joint ventures or joint development agreements. It has financial partnerships with Mitsubishi and IFC for projects at the level of individual project companies. Birla Estates also owns and operates two Grade A office buildings in Worli, Mumbai, Birla Aurora and Birla Centurion.

The company was incorporated in 1897 and began as a textile enterprise. It entered real estate in 2016 under the Birla Estates brand. It also ran a pulp and paper business at Lalkuan, Uttarakhand, which made packaging board, green pulp and other paper products. The company signed an agreement to sell that business to ITC Limited on 31 March 2025, and the sale and transfer concluded on 1 August 2026. The sale was part of a shift to focus on the core real estate business.

The company is part of the Aditya Birla Group, and Birla Estates is described as the group's real estate venture.

Written from the annual report for the year to Mar 2026, filed 1 Jul 2026 and the investor presentation.

Valuation

Today, against the company's own history. Not shown, P/E: a results filing in the last twelve months restated the quarters before it inside its year to date, so the four quarters as the company reported them do not add to a twelve-month profit; the ratio returns once the trailing year no longer holds a quarter from before the restatement. Return is price growth plus the average dividend yield. Change in P/E is (1 + price growth) / (1 + earnings growth) - 1, so the parts compound rather than add. Earnings growth and the change in P/E are left empty where earnings per share at either end of the window was a loss or is not on record. Earnings growth over 3 and 5 years includes one-off items (exceptional items and the result of businesses sold or closed) of more than a tenth of the profit of the years to Mar 2021, Mar 2023 and Mar 2026.
