About the Nifty REITs & Realty
The Nifty REITs & Realty Index tracks the performance of 15 securities: publicly listed REITs and stocks in the ‘Realty’ sector. It is maintained by NSE Indices Limited.
How companies are chosen
REITs need a listing history of at least one month and stocks at least one year, and both need a trading frequency of at least 90% in the previous six months, as on the cut-off date.
A stock must rank within the top 1000 by 6-month average full market capitalization and 6-month average daily turnover, and belong to the ‘Realty’ sector. The top 10 percentile of stocks by annualized standard deviation of stock prices are ineligible.
The index first takes the top 15 REITs by 6-month average free float market capitalization, which counts only floating stock, the part normally expected to be available for trading. If fewer than 15 REITs qualify, the remaining places go to eligible Realty stocks, again by six-month average free-float market capitalization.
How it is weighted
Weights follow free-float market capitalization, with a maximum of 15% for each stock and REIT. REITs must hold at least 60% of the index in aggregate.
REITs and Realty stocks of the same sponsor, promoter group or corporate group (majority stake) are capped at 32% together. Capping is done on the last trading day of Mar, Jun, Sep and Dec, and weights may drift between those dates as prices move.
When it is reviewed
The index is reviewed quarterly in Mar, Jun, Sep and Dec, using data for the previous six months ended Feb, May, Aug and Nov respectively.
An eligible REIT is included compulsorily and replaces the smallest equity stock, up to a maximum of 15 securities. A non-member stock is included if its free float market capitalization is at least 1.5 times that of the smallest equity stock in the index. Suspension, delisting or a scheme of arrangement of a constituent triggers an additional ad-hoc reconstitution.
Base date and value
The index has a base date of 1 Jul 2021 and a base value of 1000. It was launched on 2 Mar 2026.
