About the BSE REITS and Commercial Real Estate
The BSE REITS and Commercial Real Estate index measures the performance of real estate investment trusts (REITs), and of companies classified under the basic industry Residential, Commercial Projects that have meaningful exposure to commercial real estate. It is maintained by BSE Index Services Pvt. Ltd.
How companies are chosen
The index is derived from the constituents of the BSE 1000, and every security listed on BSE and classified as a REIT is eligible.
A REIT is checked on four tests at the reference date: trading frequency above 80% over the previous six months, a listing history above one month, float-adjusted market capitalisation above ₹100 crore, and impact cost below 1% over the prior six months.
Companies in the Residential, Commercial Projects basic industry within the BSE 1000 are included when rental income is more than 10% of their total revenue.
Companies not eligible include those in BSE's Z group, those traded on BSE's SME or Startup platform and suspended companies.
How it is weighted
The index is weighted by float-adjusted market capitalisation with caps. Investable Weight Factors define the available float for each company.
REITs must hold a minimum aggregate weight of 65%, no single security may exceed 20%, and companies of the same sponsor or promoter group are capped at 33% together.
When it is reviewed
The index is rebalanced semi-annually. The change takes effect on the Monday following the third Friday of Mar and Sep, using data as of the last trading day of Jan and Jul.
A REIT that lists between rebalancings can be added early if its trading frequency is more than 80% and its float-adjusted market capitalisation is more than ₹100 crore.
Base date and value
The index launched on 1 Jul 2026, and its values start from 19 Sep 2022.
