About the Nifty REITs & InvITs
The Nifty REITs & InvITs index tracks the real estate investment trusts (REITs) and infrastructure investment trusts (InvITs) listed and traded on the National Stock Exchange, weighted by free-float market capitalization. It held 15 constituents on 30 Sep 2026.
How companies are chosen
A REIT or InvIT qualifies if it is domiciled in India and listed and traded at the National Stock Exchange. It needs a market lot size of 1 unit, a listing history of at least 1 month and a trading frequency of at least 60% during the previous 3 months, all as on the cutoff date.
All eligible securities are included in the index. An existing constituent is excluded if its trading frequency falls below 30%.
How it is weighted
Each security is capped at 33% of the index and the top 3 together at 72%, applied at the quarterly rebalancing. With 3 securities or fewer the weights are equal, and with 4 each is capped at 33%.
Weights can drift between rebalancings as prices move.
When it is reviewed
The index is reconstituted quarterly. A suspension, delisting or scheme of arrangement of a constituent triggers an extra reconstitution.
Base date and value
The index has a base date of 1 Jul 2019 and a base value of 1000. It was launched on 11 Apr 2023.
