About the BSE REITs
BSE REITs is an index designed to measure the performance of listed Real Estate Investment Trusts (REITs) in India. It aims to be a benchmark of income-generating commercial real estate assets held through SEBI-registered REIT structures. It is maintained by BSE Index Services Pvt. Ltd.
How companies are chosen
The index is derived from the constituents of the BSE REITs and InvITs Index. All stocks classified as Real Estate Investment Trusts (REITs) at Basic Industry level form part of the index.
That parent index excludes stocks with a trading frequency of less than 80% during the previous six months, a listing history of less than one month, or a float-adjusted market capitalization below ₹100 crore.
A new listing can be fast-tracked into the index if its trading frequency is more than 80% during the reference period and its float-adjusted market capitalization is more than ₹100 crore. Such companies are added at the market open on the Tuesday following the first Monday of each month.
How it is weighted
The weighting method is capped float-adjusted market capitalization: each trust counts at the market value of its available float, which its Investable Weight Factor defines.
If the index holds fewer than ten stocks, each weight is capped at 33%. With ten or more stocks, each weight is capped at 33% and the top three together at 63%.
When it is reviewed
The index is rebalanced semi-annually in Mar and Sep. The weight caps are applied each quarter, effective at the open of the Monday following the third Friday of Mar, Jun, Sep and Dec.
Base date and value
The index launched on 7 Aug 2026, and its first value date is 19 Sep 2022.
