About the Nifty REITs & InvITs 90:10
The Nifty REITs & InvITs 90:10 Index tracks the real estate investment trusts (REITs) and infrastructure investment trusts (InvITs) publicly traded on the National Stock Exchange, with the aggregate weight of REITs floored at 90%. It held 15 constituents on 30 Sep 2026.
How companies are chosen
A REIT or InvIT must be domiciled in India and listed and traded on the National Stock Exchange, including securities not listed but permitted to trade.
Each security needs a market lot size of 1 unit, a listing history of at least 1 month and a trading frequency of at least 60% over the previous 3 months, both as on the cutoff date. All eligible securities join the index.
How it is weighted
Weights follow free-float market capitalization, with each security capped at 33% and the top 3 securities together capped at 62%.
The caps depend on how many REITs the index holds. With 2 REITs the aggregate REIT weight is floored at 90% and no stock cap applies. With 3, the floor stays and each constituent is capped at 33%.
Capping happens at each rebalancing, on the last trading day of Mar, Jun, Sep and Dec, and weights drift with prices in between.
When it is reviewed
The index is reviewed quarterly in Mar, Jun, Sep and Dec, on data for the 3 months ending Feb, May, Aug and Nov.
A constituent whose trading frequency falls below 30% is excluded. Suspension, delisting or a scheme of arrangement of a constituent triggers an ad-hoc reconstitution and rebalancing.
Base date and value
The index has a base date of 1 Apr 2021 and a base value of 1000. It launched on 24 Jul 2026.
